By law, the Home Report must be undertaken and completed by a qualified RICS surveyor.
The advantage of directly appointing an RICS surveyor of your choosing means that the surveyor will discuss any matters relating to your property personally with you rather than with your agent of solicitor.
Apart from this obvious advantage of directly appointing your own RICS surveyor, a further advantage is that you are able to agree the price of the Home Report in advance with your selected RICS surveyor as there is no third party involved which may incur a commission charge. It is further possible to request comparison cost quotations from competing RICS firms which ensures that you can be sure that best value has been achieved.
By appointing an RICS surveyor directly, you have the absolute re-assurance that the entire Home Report process will be conducted with honesty and transparency and free from any external influences whatsoever. Your RICS surveyor will at all times act professionally.
In particular, your RICS surveyor will arrive at an honest, realistic and accurate valuation of your home, so that you and your prospective home buyers know EXACTLY what your property is worth, with no misleading and distracting agendas to detract from the serious business of selling your home.
By acting independently, your appointed RICS surveyor will provide you with the complete security of knowing that you will be given the best advice at all times.
You can TRUST your self-appointed RICS surveyor.
RICS surveyors are highly qualified and consistently provide a highly professional and reliable service. However, there are safeguards in place to protect your rights in the unlikely event that you have concerns or reservations regarding the single survey, valuation or energy report contained within the Home Report that you have commissioned.
Therefore if you felt that you had any cause for complaint, you should write, in the first instance, to the firm of RICS surveyors that you have appointed, and express your concerns.
If you fail to reach an agreement and if the firm is regulated by RICS, then you may be able to access the free independent Ombudsman Services: Property who may be able to help investigate your complaint and decide what action should be taken. Before approaching the Ombudsman, you must find out from the firm in question that they are registered with the Ombudsman. The RICS surveyor must accept the ombudsman’s decision.
Both the buyer and the seller have a legal right to damages if the chartered surveyor is found negligent in any way.
