Since the introduction of the Home Report legislation by the Scottish Government on 1 December 2008, anyone planning to sell a residential property – whether it be a house, flat, apartment, tenement, villa or whatever, is required to have a completed Home Report from an RICS surveyor in advance of putting the property on the market. You should note that it takes an average of one to two weeks to receive the final Home Report from the surveyor.
There are some types of residential property that are exempted from this Home Report legislation and the properties that are excluded are listed in the Legal Requirements section of this website.
Additionally, homes that have been marketed continuously since before 1 December, 2008 do not require a Home Report but they must have been available for sale since before that date without being taken off the market, even for a short time.
