		<description><![CDATA[The problem with Autumn is the leaves.  Despite their splendid glory and the fantastic hues and textures at this time of year, they are a real cause for concern when it comes to your home.

All week I’ve been faced with choked gutters and over spilling drains which is a real messy affair.  But if these problems are not treated and left to persist the results can be costly.

			<content:encoded><![CDATA[<p>Water leaks into the ingress of the property walls which, in turn, causes dampness in the ceilings.  As well as looking unsightly, the worst case scenario could be your ceiling falling down.  In the same vein blocked drains although usually outside the property can still cause damp to set in within the property walls.</p>
<p> Prevention is always the best cure, and you can easily tackle the problem yourself if you have a handy step ladder.  Alternatively, a tradesman will be able to tackle the problem. </p>
<p>As they say, money doesn’t grow on trees!</p>

		<description><![CDATA[It’s been good news for the housing industry of late.

The Scottish Government has issued its first interim report on the Home Report which has been given the thumbs up, unlike their English counterpart which has been scrapped.  Granted there are always improvements to be made, but for consumers it has been a welcomed positive change.

			<content:encoded><![CDATA[<p>Conducted by an independent organisation, the review looked at the introduction of the Home Report, its implementation and impact, with recommendations for the future.</p>
<p> It concluded that the quality of information available to buyers through the Home Report provided real value, enabling people to make more informed decisions.</p>
<p>And there’s further optimism for Scotland as last month saw a rise in property prices with signs of an improved recovery which reiterates my work load last month.</p>
<p>Overall, the housing industry is a bit like this week’s Scotland team – showing signs of improvement but not quite enough for celebration just yet!</p>

		<description><![CDATA[Bonjour mes amis, just back from a week in France so feeling very chilled but still have the Ryder Cup to look forward to it so not so bad.

Before I went off I was rushed off my feet to complete transcripts for lenders.  Transcripts are required by banks at the point when a potential buyer makes an approach to a lender for funds.   This is always a strong indicator that the market is busy.

			<content:encoded><![CDATA[<p>However, it would be premature to think that the market was recovering.  Despite the many reports on the industry, some conflicting, I think most people are agreed it’s going to take time.</p>
<p> But for buyers it still remains a opportunistic time with many incentives and good deals to be had.  For vendors, my advice would be to take a realistic view on potential selling prices.    That’s when the many benefits of the Home Report come into play.</p>
<p> But for the majority of us at least we don’t have to take a £7m drop like the owners of Scotland’s most expensive house in East Lothian which is on the market for a vastly reduced £8m.</p>

		<description><![CDATA[I’ve never really had green fingers but I have become a bit of an expert on one dreaded plant, which makes home owners shake in their shoes – Japanese Knotweed. 


The king of all weeds, Japanese Knotweed will literally destroy your home once it gets into the garden and embeds itself in the fabric of the building. 


Unfortunately, it’s rampant at the moment probably because its easy to recognise and worse still, it is extremely difficult to remove - and even worse still (!) lenders are tightening up their policy. If you have the weed in the garden then its unlikely you will be able to sell your property or obtain a mortgage for a property which is blighted with the plant.

			<content:encoded><![CDATA[<p>There are many pictures available on the internet but the plant has bamboo shoots, tinged with red, with a cream flower. For some reason it’s currently very prevalent in Argyle and its preferred habitat is near watercourses and railway lines.</p>
<p>However, it’s not all doom and gloom. There are specialist contractors who will eradicate the problem – but don’t be in a hurry! It can be excavated by a JCB (no joke!) or specialist weed-killer can be applied however this can take anything from one year to five years to be effective.</p>
<p>Think I’ll stick to garden window boxes for the time being!</p>

		<description><![CDATA[I’ve been enjoying some of our rare Scottish sun in style this week, feeling that I’m in the Costa Brava rather than the Costa Southside for I’ve had the pleasure of visiting two spectacular £1 million properties.

Inspecting a property of such value however, is exactly the same process for a small flat but unusually both properties benefited from the addition of indoor swimming pools!

			<content:encoded><![CDATA[<p>Should you be fortunate to have your own swimming pool prior to a Home Report inspection it’s always a good idea to ensure that there are no obvious leaks and no condensation, and that any equipment is as modern as possible.</p>
<p>Many years ago I visited a property in Paisley complete with its own fabulous indoor pool but unfortunately the local burn flooded immersing the entire house in water and the indoor pool simply became the deeper end of a bigger pool!</p>
<p>Currently there’s an extensive flooding protection programme taking place in Glasgow’s southside around Eaglesham and Carmunock to stop the Cart from flooding and protect many homes which have unfortunately suffered from the misery of flooding in the past few years. </p>
<p>Must dash – heading off to the Gourock Outdoor Pool for a dip!</p>

		<description><![CDATA[At some stage in the ownership of a home there’s always the dilemma of whether to make alterations to enhance the value of a property.

New additions, such as a conservatory or sun room, can substantially increase a property’s valuation.  But equally, alterations which are not properly carried out can lead to a more serious and costly mistake, sometimes resulting in the property not being fit to market for sale.

			<content:encoded><![CDATA[<p>A common mistake I frequently come across during Home Report inspections is when people decide to create an attic store in a modern house.  New build properties all have gang nailed roof trusses and as soon as you cut into them it causes the roof to sag.   As a result the property cannot be sold without very expensive roof repairs!</p>
<p>If you are embarking on any alterations always ensure that you have all the paperwork in place for the Property Questionnaire within the Home Report.</p>
<p>A good builder and a building surveyor will be able to advise you on the local regulations.  Whilst you might not require planning permission you will likely require a building warrant.</p>
<p>As with all major expenditure, always seek the right advice first!</p>

		<description><![CDATA[It’s been all hands to the pumps this week with colleagues off on holiday.

It’s also been a week of real contrasts, visiting everything from some of Glasgow’s finest West End traditional properties, to modern new build villas in Whitecraigs, in the city’s Southside.

			<content:encoded><![CDATA[<p>Whilst my idea of luxury TV viewing is sitting in front of a 42” screen, an inspection of a new villa left me with a case of TV envy!!  The property featured its own classy cinema room providing great surroundings to watch the footie – on the rare chances I get to switch over from cbeebies that is!</p>
<p> Of similar splendour but differing style, I’ve been visiting a lot of West End homes this week and a word of caution for such property owners.  It always pays – although unfortunately it can be costly – to have any repairs undertaken to the cornicing, which is often a lovely period feature of these homes.  If a surveyor notices a missing section in the cornicing it tells us that there’s usually been a previous damp or rot problem and it will affect your Home Report.  Specialist tradesmen are available to undertake the work.</p>
