Costs

Just as no two homes are identical – neither can any two Home Reports be the same. While each and every Home Report follows an identical prescribed formula as set out in the “What is it?” section of this website, the amount of work that has to be undertaken by the RICS surveyor in order to compile the Home Report will of course vary, depending upon several factors. For example, remote locations or a large house with several major defects would increase the cost of producing the Home Report and therefore the cost to the seller would increase proportionately. By the same token, a Home Report for a small, one-bedroom flat in town would have a lower than average cost.

For a typical home, however, such as a suburban house or city centre apartment with no major defects, a completed Home Report will cost on average £430 plus VAT.

POINTS TO NOTE

There are one or two points worth noting, however, in relation to costs:-

  • If the RICS surveyor has undertaken the survey of the property yet not written-up the Home Report but the seller changes their mind for whatever reason and decides not to proceed, the seller is nevertheless liable for 80% of the fee
  • If the seller changes their mind AFTER the RICS surveyor has completed the Home Report, the seller is nevertheless liable for the full cost of the Home Report regardless of whether they elect to use it or not.
